Many started selling off their properties and started searching for lands in Amaravathi following boom in the new capital of Andhra Pradesh. Land registrations came down, flats remained unoccupied and there were no takers at discounted prices. 


Even after the formation of Telangana, real estate market remained in a lull following uncertainty over its future with rumours spreading on common capital, Union Territory. However it seems now Hyderabad real estate market is seeing the boom time after comingout of its gloom of 2008 -2014.

In the last two years, office market zoomed to become the costliest from the cheapest. Rents used to be  very less compared to Bangalore, Chennai and Pune till the year 2014-15 but now developers and landlords have become kings especially in Hitec city. 


Experts feel Hyderabad is making up for the last time and a prominent developer quoted rentals moved from Rs.50sftper month to Rs. 55sftper month to Rs. 60sftper month within a span of 3-4 weeks. Today brokers have to keep a track on availability every 710 days and especially reconfirm the rental quote from the developer or landlord.

Clients are looking for alternate locations away from Madhapur, Kondapur and Gachibowli. Kukatpally used to be no no for office space for clients but incraese in rents in Hitec City made people prefer  Kukatpally, Hafeezpet and Miyapur. Many startd moving from SEZ's to Kukatpally. Rentals are same in Bengaluru and Hyderabad and between Hyderabad, Pune and Chennai, the only differentiator is infrastructure in terms of electricity, water, roads, airport and so on.  While Hyderabad is becoming a costlier office market, some other markets like Gurgaon-Sohna corridor, Noida or Navi Mumbai might be becoming more attractive in terms of rentals.


Bengaluru was the preferred destination till 2000 but clients started evaluating other cities like  Chennai, Pune and Hyderabad. Still in Hyderabad infrastructure especially roads are horrible especially in Hitec City. . Drive times from Begumpet to Hitec have increased from 30 minutes a few years back to 60-90 or more minutes nowadays. Why Begumpet, drive time within Hitec is becoming 30 45 60 minutes point to point. Try driving Hitec city roads during office hours and anybody's view on Hitec's road infrastructure would change. After this years monsoon road situation has moved from bad to worse. Drive times in Hitec post heavy overnight rain, took one hour to reach Kothaguda crossroads from Madhpaur police station junction. Main roads, lanes, bylanes all were choked.

Government should improve electricity and water facilities and its condition in future. Residential market is yet to improve though it is showing signs of picking up. People started investing in new projects which is a good sign.
